Tri Pointe Homes, under the name Maracay, has announced the acquisition of 42 single-family home sites in Gilbert. Purchased from Bela Flor Communities for $10.7 million, this acquisition marks the beginning of a new residential development set to open for sale in early 2026.
Gilbert is on track to surpass a population of 330,000 by 2030, making it one of the largest cities in Arizona. With this growth comes a demand for premium residential options, which Tri Pointe Homes is poised to meet. James Attwood, Division President of Tri Pointe Homes Arizona, expressed his excitement about the acquisition:
“We’re creating an entirely new product for this community, and it’s incredible. Every homesite in this community is anticipated to be over a third of an acre, which has provided us the freedom and footprint to design large, estate-style floorplans and one-of-a-kind architecture,” Attwood said. “It’s a community we’re excited to build, and we believe our customers will be excited to call home.”
He further highlighted the strategic location, which offers easy access to major transportation routes, highly rated schools, and a wealth of recreational opportunities.
The new community will be a gated area designed with large open spaces and various amenities, such as a tot lot, a ramada, and sports courts for pickleball, tennis, basketball, and more. Surrounded by the San Tan Mountains, the community will offer residents a peaceful and picturesque environment.
“Gilbert has been the home to many of our memorable communities. We’ve enjoyed years of success building incredible neighborhoods in Morrison Ranch, The Bridges at Gilbert, and most recently across our three Waterston communities,” Attwood said. “The premium product we offer and communities we develop have always been well received by Gilbert residents.”
Gilbert’s location is also a significant draw. It has a strong economy supported by key industries such as clean technology, renewable energy, aerospace, and advanced manufacturing. The city’s diverse economy and highly educated population have attracted numerous businesses and employers to the area. For future residents, Gilbert offers access to top-tier healthcare facilities, over 600 acres of open space, more than 50 parks, and a robust cultural and arts scene.
“There’s something for everybody here. Our homes have attached RV garages, spectacular outdoor living, and all the flexibility you could hope for within the floor plans. This is going to be a special community,” Attwood said.
While sales for the community are expected to open in the first quarter of 2026, Tri Pointe Homes has promised to provide additional details about designs and amenities as the project progresses. For more information, visit tripointehomes.com.
