New Shops & Restaurants Announced to Open at PV, the Former Paradise Valley Mall, This Fall

From what started as the Paradise Valley mall redevelopment project, RED Development’s PV is shaping into a thriving community. The master-planned community will feature 400-unit multi-family luxury apartments, an expansive central park and a social gathering place.

To ensure the community has access to plenty of nearby dining, entertainment and retail options, RED Development has sourced seven new tenants. With the addition of the seven new tenants, PV is nearly 100% leased ahead of its grand opening in the fall. Here are the new restaurants and stores that will make their way to the master-planned community. 

Upward Projects’s Federal Pizza will make its first-ever expansion with a new location at PV in 2025. The PV Federal Pizza will offer indoor and outdoor seating, vintage arcade games, a new takeout lounge, a bottle shop and a small market offering a selection of beers and treats. The PV restaurant will pay homage to the flagship store with an inspired interior design. 

Hawaiian Bros Island Grill will also be opening in 2025. The restaurant is rooted in Hawaii’s casual and friendly dining style by offering a laid-back atmosphere and generous portion sizes.  The new PV location will include its signature coastal design and layout. The interior space will be vibrant and inviting for guests.

The California-inspired restaurant, TEN Sushi + Cocktail Bar, offers unique sushi creations and takes on traditional Asian dishes. The PV location will be the fourth location for TEN Sushi with restaurants in Orange County, Houston and Dallas opening in July. 

The Melt is a California fast-casual restaurant known for its all-natural American classics, such as grilled cheese, homemade mac and cheese, burgers and more. The famous burgers are used with a blend of 100% all-natural Angus and Wagyu beef. The PV location will be its first out-of-state expansion. 

Hammer & Nails, a luxury men’s grooming shop, will debut its first Arizona store in the PV community. European Wax Center, the country’s largest provider of wax services, will also open at PV. A leading medical spa, SkinSpirit, will open its third location this fall at PV. The award-winning spa will offer clients an extensive menu of medical-grade treatments, custom-tailored aesthetic skin, face and body services and more.

“Approaching 100% leased for the first phase of retail at PV is a significant milestone,” says Mike Ebert, managing partner at RED Development. “This achievement reflects the strong demand and vibrant community we’re building. From first-to-market concepts like TEN Sushi, The Melt and Hammer & Nails to Valley favorites like Federal Pizza, our goal is to curate a diverse mix of tenants that will enhance the area. We are eager to share additional announcements soon.”

Fender will also construct a fully dedicated office building, along with Whole Foods Market, Blanco Cocina + Cantina, Flower Child, Trevor’s Liquor, Sephora, Aveda, Wren House Brewing Co. and Frost Gelato. A LifeTime gym is set to open in 2026.
