Vestar, the largest privately held shopping center owner and manager in the western United States, has officially broken ground on its latest project, Verrado Marketplace. Located at the northeast corner of the I10 and Verrado Way in Buckeye, this new shopping center promises to become a vibrant hub for the West Valley, with a wide range of dining, retail, and entertainment.
The project represents a significant investment, with $257 million dedicated to its development. Once complete, Verrado Marketplace will feature over 50 retailers and restaurants, including highly anticipated names such as Target, Harkins Theaters, Safeway, Ross, Marshalls, and HomeGoods. The marketplace will also host a variety of new dining experiences, from casual eateries to specialty restaurants.
The development is expected to have a major economic impact on Buckeye and the surrounding region. It is projected to generate over $50 million in tax revenue for the city and contribute approximately $1.8 billion in economic output over the next decade.
“As one of Verrado’s very first residents, I’ve driven past this vacant lot for over 20 years,” Buckeye Mayor Eric Orsborn said. “I couldn’t be more excited to finally see this land transformed into the vibrant destination we’ve always envisioned. The restaurants, entertainment and retail Buckeye residents have been asking for and deserve will soon be in our backyard. This Vestar development will elevate Buckeye as the place to be and help drive growth throughout the entire city.”
Verrado Marketplace will offer a “Sip & Stroll” experience for guests 21 and over. This will allow participants to enjoy alcoholic beverages in public areas as they explore the marketplace. Various planned activities, including performances, holiday celebrations, and other events will complement the experience.
Verrado Marketplace will be part of Vestar’s GreenStar program, which focuses on incorporating eco-friendly features and energy-efficient practices into its developments.

The retail center will span 500,000 square feet and, once complete, be home to more than 50 retailers and restaurants.
